When a valuation helps

Why online estimates can be off

Online estimates work from averages. In DC, two rowhouses that look the same online can sell for very different prices because of things an estimate can’t see:

  • Renovations, systems and the quality of the work
  • Layout, light and ceiling heights
  • The block itself: its trees, its corner, its walk to the Metro
  • Parking, outdoor space and a basement unit's rental potential
